Four Prop collaborates with both owners and operators, offering specialist advice across all sectors. While the core of our work is within the Retail and Leisure Sectors we also work within the Office and Industrial Sectors.
As the UK Property Market is continually changing we work closely with our landlord clients on leasing strategies and tenant mix to reposition assets and reduce voids.
We advise both start ups and national operators advising them on acquisitions, disposals and portfolio management.
DEVELOPMENT
We work closely with a number of developers and housing associations. We assist on the master planning of sites, liaising with architects and planning consultants, appraising and modelling schemes and providing strategic advice on the lettings and future sales.
Lease Advisory
In a fast paced property market, it is key for both landlords and operators to actively manage their portfolios effectively. Four Prop advise their clients on all aspects of lease advisory matters including: lease restructuring and regears, rent reviews, lease expiries, rent renegotiations, surrenders and optimising break clauses.
Investment / Asset ManagEment
Being active within the agency market we are able to provide comprehensive advice to our clients on potential investment strategies. We consult on property disposals and advise on undertaking asset management initiatives to enhance the value for exit. When acquiring property, it is important to invest within the right sectors. We can undertake tenant audits and provide advice to our clients to make sure they create a balanced portfolio.
